CHAPTER ONE

1.0 INTRODUCTION

The Nigerian construction industry continues to occupy an important position in the nation’s economy even though it contributes less than the manufacturing or other service

Industries, (Alinu and Jagboro, 2002). The contribution of the construction industry to national economic growth necessitates improved efficiency in the industry by means of effectiveness and timeliness, and would certainly contribute to cost savings for the country as a whole. It is also common knowledge that the implementation of the construction project in the industry is usually accompanied with time delay and cost increase as well as owner dissatisfaction (Hafez, 2001). In general most (if not all) construction projects experience time delays and cost overruns during their implementation phase (Koushki, and Kartam, 2004) Numerous researcher, both in the developed and developing nations have also examined and identified the causes of time and cost overrun in the construction industry. Mansfield, Ugwu and Doran (1994), for example performed a comprehensive analysis of most important factors responsible for project delays and cost overrun in Nigeria construction project.

This analysis indicated poor contract management, financing and payment of completed works, change  in site conditions, shortage of materials, design changes, subcontractor and nominated supplier other factors were price fluctuation inaccurate estimates, delays and additional works as factors responsible for project delays. Recycling is the introduction of management of building materials collected together into some process for remanufacture into a new product, which may be the same production or a completely different product. These recycled materials are reused in the construction process to cut down the cost for the project. Some of the recycled material are used for other project.

The impact of management in the control building materials is to avoid the used of excess amount of materials and a designated temporary pit should be designed where waste materials can be dumped and reused. The effect of sites management of building materials waste or project cannot be ignored as it often leads to increase in construction building sites.

1.1 BACKGROUND OF THE STUDY

The material management which involve organization planning, coordination and controlling material resources towards the achievement of good objective.

According to Curvert (1986), management on it own is being defined as a social exercise, partially science, involving the organization of a number of individual in order to achieve a profitable end.

Base on the various procuring procedures and the inherent problem involved and the possible suggestion to avert them and finally suggest recommendation for the improvement of existing procedure.

According to John E. Johnson (1981) classified material management that it is divided between head office and site in major companies the selection, pricing, or during, preparation

Of schedules and payment of account are dealt with at head office, leaving receipt, storage, protection and use of material to management of site.

To effect the reduction of material used, it is proper that manufacturer and supplier are specify to supply material in the exact requirement. Structures are design to reduce the amount of material used hence, by products can be used as partial replacement for material thereby lessening the amount of material depletes natural resources as most of the construction management contribute to waste material going to landfill. (2004) studied the impact of construction material on project kuwart and identified the project related variable affecting the project related variable affecting the on time delivery of materials as material selection, time, type of materials and their availability in the local market. The motivation for the investigation steams not only from the fact that may developing countries are now undertaking massive infrastructure  development projects but perhaps more importantly, the effect of poor project performance in these project can prove to be extremely detrimental on the often fragile economic of these countries  (Manavazhi and Adhikari, 2002). Thus, the efficient use and management of material have an importance influence on a company profit and can delay construction (Abdul Rahman and Alidrisyi, 1993).

1.2 STATEMENT OF THE PROBLEM

Material Constitute about 66% of the construction cost of any project, hence, ineffective management and control of materials lead to financial loss on the part of contractors. Also this has result to abandoned building, loss of lives, shoddy works, and poor workmanship, building collapse and time and cost overrun.

However, these problems are discrepancies omission errors and under design can be properly managed through management of site processes which will yield functionality building. This project is intended to address a problem.

1.3 SIGNIFICANCE OF THE STUDY

This study the impact of material management on building project will lead to completion of the project when adequate standard are followed and it also leads to the increase in the construction cost. This research work will be very useful to the construction industries if proper materials are used in the rightful proportion, as a result of design, modern construction materials, a component that requires proper management which we lead to completion of the work. It also provides solution to the problems of material scarcity and cost proper planning on materials shall be of great advantage to the building construction industries.

1.4 AIM AND OBJECTIVES OF THE STUDY

The aim of the study is to assess how effective materials management on site can lead to enhanced productivity and the objective are;

  1. To identify good measures of materials storage on sites
  2. To determine the material management approach in use on construction site.
  3. To find out the there is any significant relationship between materials management approach and the variation in scheduled completion time of building project.

1.5 SCOPE OF THE STUDY

The scope of this project work include the study of material planning both at pretender stage and up to the contract period, using a case study of some selected building under construction in Benin Edo State Capital.

 

1.6 LIMITATION OF THE STUDY

The limitation  encounters’ in this project work is inability to source for the rightful materials was difficult and the tight schedule of the academic calendar and a lot of money was spend searching for the materials.
